Preconstruction

How you can take advantage of preconstruction?

Preconstruction is a lucrative investment method for a knowledgeable investor.  Oceanfront real estate has a strong track record for appreciation.  As more and more Baby Boomers are buying second homes or retirement homes in Mexico, the demand is quite high for luxury condominiums, villas and townhouses.  In many cases, trustworthy developers often sell out well before the end of construction.

Challenges

The biggest challenge with preconstruction in Mexico is finding a trustworthy developer that follows the proper Mexican guidelines and has a successful track record of delivering on time, and on budget.  Some developers will start a project without the proper zoning, on Ejido property (communal land) or missing some crucial documents that might halt the project or worse, make your investment disappear! Grupo Real del Mar is one of the most respected developers in Riviera Nayarit, the next hot spot for beachfront homes.  Its reputation is solid, and as my repeat buyers can testify, they do make a lucrative return on their investments.

Advantages

Prices are lower at the initial stages of a construction project.  Developers usually schedule price increases during the construction phase to encourage buyers to invest early.  You have the most choices, allowing you to choose the location, view, floor plan to suit your needs, or as an investment choice.  You can also avail yourself of internal financing options.

Interesting Financing Options

You can invest in preconstruction while keeping your cash flow.  With the payment plan (as low as) 10% down, 5% in 60 days, 10% more throughout period of construction and 75% on delivery – you need very little initial investment to get in on the action, and it gives you ample time to finance the project the way that best suit you.

Best Preconstruction Property

There are some preconstruction units available in Punta Esmeralda, some in La Joya Huanacaxtle. These are selling fast, so don't delay! The time is now to invest in Alamar which will be one the best developments in La Cruz. La Cruz is still working on its new marina, therefore you can be assured that this quaint little town will be a growth market. Contact me today to find out which units are left.

Conclusion

I recommend buying in preconstruction. I bought an oceanfront preconstruction house just north of the Puerto Vallarta airport in 2005.  We originally paid around $500,000.00 and can now get about 1.2 million for it on the market. This shows you the potential that investments in preconstruction can bring. It is the best way to invest and if you love real estate you get to keep moving into brand new recently finished houses.
